What $2 Million Buys You in Lafayette, Orinda, Alamo, and Danville Right Now

With a budget of around $2 million, you have several options across Lafayette, Orinda, Alamo, and Danville. Each town offers a different mix of home size, outdoor space, neighborhood character, and convenience.

The best choice depends on how you want to live. Do you prefer downtown access, a large backyard, extra bedrooms, or an easier commute? Here is what you can generally expect in each market, using recent listings as examples.

Lafayette: Location and Neighborhood Appeal

Lafayette’s typical home price sits around $2 million, making it a natural starting point for your search.

Recent examples show the range available. A three bedroom, two bathroom home on Hall Lane was listed for about $1.6 million, with roughly 1,450 square feet on a 6,400 square foot lot. A home on Lindsey Court offered around 2,100 square feet, three bedrooms, and a quarter acre lot for approximately $1.7 million.

These examples show how property condition, layout, and lot size can affect your options. Lafayette may suit you if you value established neighborhoods, downtown amenities, and access to local shops and restaurants. If you need four bedrooms or a home office, compare floor plans carefully.

Orinda: Privacy and Outdoor Space

Orinda may appeal to buyers who want a quieter residential setting, more privacy, and access to Highway 24 or BART from convenient locations.

A renovated home on Ramona Drive was listed for around $2.2 million. It offered four bedrooms, two bathrooms, approximately 2,400 square feet, and a lot of about 9,600 square feet. Updated finishes and a level backyard added to its appeal.

This example puts the home slightly above your target budget. If you find a similar property, calculate the full monthly cost before stretching your spending limit. Property taxes, insurance, maintenance, and closing costs all affect what you can comfortably afford.

Alamo: More Room Outdoors

If you picture weekend barbecues, gardening, or a spacious yard, Alamo deserves a closer look

A property on Bolla Avenue offered four bedrooms, two and a half bathrooms, about 2,500 square feet, and a lot of roughly 0.35 acres. Its asking price dropped from around $2.2 million to $2.1 million before the home went pending in October 2026.

Although this property may no longer be available, it gives you an idea of the outdoor space some Alamo homes offer near this price range.
Remember to factor in landscaping and exterior upkeep. A larger lot gives you more room to enjoy, but it can also increase maintenance costs.

Danville: More Interior Space

Danville may work well if you need extra bedrooms, a home office, or more room for your household.

A home on Zagora Drive was initially listed for around $1.75 million. It offered four bedrooms, approximately 2,700 square feet, a downstairs primary suite, and a lot of about 6,700 square feet.

At that original asking price, the property offered substantial interior space below your $2 million budget. However, confirm current prices and availability before using any listing to guide an offer.

If you commute to San Ramon or Pleasanton, test the drive during your usual travel hours. The right home should fit your daily routine as well as your budget.

Which Town Fits Your Priorities?

Each community offers something different. Lafayette may suit you if you want access to downtown amenities. Orinda offers options for buyers who value privacy and outdoor space.

Alamo may appeal to you if a larger yard ranks high on your list. Danville deserves consideration if you want more interior space and access to Tri Valley employment centers.

School assignments also matter. Lafayette and Orinda have separate elementary and middle school districts. Acalanes Union High School District serves designated areas, while San Ramon Valley Unified School District provides a school locator for its attendance areas. Check each property’s assignment directly with the district before making a decision.

Before you buy, set aside money for taxes, insurance, maintenance, and possible renovations. Compare recent sales with current listings, and focus on the features you will use everyday.
