Moraga public schools rank in the top 5% of California. That is elite.

The numbers: 74% math proficiency versus 34% statewide. 83% reading proficiency versus 47% statewide. Every school in the district significantly outperforms state averages.

  • Donald L. Rheem Elementary: 83% math, 81% reading

  • Los Perales Elementary: 75-79% math, 85-89% reading

  • Camino Pablo Elementary: 70-74% math, 80-84% reading

  • Joaquin Moraga Intermediate: 72% math, 82% reading

Rheem Valley Shopping Center Is Surprisingly Functional

Moraga's downtown does not look fancy. Rheem Valley Shopping Center opened in 1954 and still anchors community life. You will find CVS, TJ Maxx, Home Goods, the post office, Starbucks, restaurants, the Rheem Theatre (since 1957), and enough local shops for daily life.

It is practical and community-focused. You can handle errands without driving to Walnut Creek.

Life After Work: The Trail Connection

Moraga is a natural wonderland, with 45 percent of the town consisting of open space, hills, and ridgelines.

The Lafayette-Moraga Regional Trail is a 7.65-mile paved path connecting Moraga to Lafayette. A section closed since 2016 due to a landslide was reopened in December 2024, restoring full access. The trail connects to schools, Moraga Commons, and commercial areas.

After school, kids bike the trail. Parents walk the Rim Trail for sunset views. It is an active, outdoor lifestyle.

The Commute Requires Planning

Moraga has no BART station. That is different from Orinda and Lafayette.

By Car: The average one-way commute takes 33.2 minutes. To San Francisco, about 33 minutes off-peak using Highway 24. To Oakland, roughly 19 minutes.

By Transit: The County Connection bus (Line 6) connects Moraga to Orinda BART. The trip from Fruitvale BART to Moraga via transfer takes about 56-57 minutes.

Peak hour traffic on Moraga Way heading toward Highway 24 can be heavy. Leave before 7:15 AM or after 8:30 AM is local advice.

If you commute five days to downtown SF, Moraga becomes less practical than Orinda or Lafayette.

Many Moraga neighborhoods have HOAs. Sanders Ranch, several gated communities, and many residential areas include HOA fees from $200-$500+ monthly. Factor these into your budget.

Empty nesters want the same space-for-less equation. People commuting to Oakland gravitate here. People commuting five days to San Francisco usually regret it.

Moraga is for families who value schools, space, practical affordability, and outdoor life. Not for people who need walkable nightlife or minimal commute times.

It is also less covered online than Lafayette or Orinda, which means less competition for great homes.
