You're looking at vastly different price points depending on where you focus, and you need to understand what you're walking into before you fall in love with a house you're not ready to compete for.

Understand Realistic Price Ranges Across the East Bay
Moraga's median sale price is around $1.4M, making it the most accessible entry point in Lamorinda for first time buyers. Orinda's median is closer to $1.9M, and Lafayette sits near $2M. Danville's median is approximately $1.6M, positioning it between Moraga and Orinda. Lafayette is known to have the highest high's (Upper Happy Valley) in terms of property values while also having the lowest lows (more condos, townhouses, etc).
Here's what matters if those numbers feel out of reach: Walnut Creek's median sits around $857,000 as of early 2026 — and that's the citywide number. It moves significantly by zip. The 94595 zip (Rossmoor, Tice Valley - retirement communities) runs closer to $672,000, while 94598 pushes toward $1.3M.
To buy in Moraga at the median price, you'd need roughly $230,000 in household income assuming 25% down and housing costs at 35% of income. For Walnut Creek, you're looking at closer to $140,000 based on the median. That gap changes what's possible.
Know the Neighborhoods Before You Fall in Love With One

Lafayette has BART access, a walkable downtown, and strong Acalanes Union High School District schools. It tends to attract families who want suburban convenience without sacrificing commute options.
Orinda is quieter and more residential, with top-rated schools in the Orinda Union School District feeding into Acalanes. It's a good fit for buyers who want space and prestige and are less focused on walkability.
Moraga is the most removed — no BART, smaller town feel, and great school options. Campolindo High School is exceptionally strong and ranks among the best. According to Niche, its the #1 Best Public High School in Contra Costa County, #28 in California, and #212 in the nation. It's also the most affordable of the three but requires the most commute planning.
Test Your Commute Before You Commit
Lafayette and Orinda both have BART stations that get you to Embarcadero in about 45 minutes. Moraga doesn't have BART, which means you're driving to Lafayette or Orinda first, then taking the train — or driving the entire commute.
Danville doesn't have BART either. You're driving to Dublin/Pleasanton or Walnut Creek BART, adding 15 to 20 minutes each way before your train ride starts.
Walnut Creek has BART, a lot more restaurants, shopping and night life than in Lamorinda. So if you are looking for a bit more activity, that's an excellent option.
Know How Competitive Offers Work in This Market
Lamorinda and Danville are fast-moving markets. In Orinda, well-priced homes typically go pending in under 30 days, with multiple offers common and some buyers waiving contingencies. Lafayette runs similarly. Danville is competitive, with hot homes going pending in around 10 days.
What this means for first time buyers: if a home is priced right and shows well, you have roughly a week to get your offer in. You need to come in strong from the start — clean financing, minimal contingencies, and competitive pricing.
This doesn't mean waiving your inspection or overpaying. It means knowing what a competitive offer looks like before you need to write one.
Get Pre-Approved by a Local Lender Now
Not pre-qualified. Not "I'll get approved once I find something." Actually pre-approved — income verified, credit pulled, assets documented.
Strong pre-approval and clean loan terms matter when you're competing against multiple buyers. Use a local lender who understands Bay Area property values and has a track record closing deals in Lamorinda and Contra Costa County. Budget for What East Bay Living Actually Costs
Property taxes in these areas are high. Many Lamorinda and Danville homes sit on larger lots, which means higher landscaping and maintenance costs than a condo in the city. Don't stretch to buy the most expensive home you can theoretically afford. Buy something that is a comfortable monthly payment, including your taxes and insurance. Getting insurance can be difficult depending on the fire risk of the property, I can connect you with some great insurance agents in the area.
Schools are a primary reason people move to these neighborhoods — and top districts like Acalanes Union High School District and Orinda Union School District come with premium pricing built into the land value. Understand what you're paying for. You're paying for the community and setting up your children for success. Surrounding them in a good environment of like-minded, ambitious kids is bound to help them in life.
Budget for property taxes, HOA fees if applicable, maintenance, and utilities — not just the mortgage payment.
