Is now a good time to sell my home in Danville CA? Or should I wait another year and see what happens with rates, inventory, and prices?

The actual market data from early 2026 tells a clear story. Whether that story works for your situation depends on your timeline and expectations.

Danville: Prices Up, Volume Down

Danville sold for a median price of $1.9M in March 2026, up 8.2% compared to last year according to Redfin. Homes sold after an average of 14 days on the market, up from 10 days last year. There were 35 homes sold in March, down from 55 last year.

What does that tell you? Prices are holding. Days on market increased slightly. But volume dropped 36% year over year. Fewer homes are selling, which could mean sellers are holding back waiting for better conditions, or buyers are being more selective.

The market varies significantly by zip code and neighborhood. The 94506 zip (which includes parts of West Danville and Blackhawk) had a median of $2.2M in February with 21 days on market. The 94526 zip showed a median of $1.7M with 33 days on market.

West Side Danville, the walkable area near downtown, moved faster at just 9 days on market in February, though the median price was $1.4M, down 28.6% year over year. Smaller sample sizes in micro markets can create volatility in the numbers.

Alamo: Higher Prices, Longer Timelines

Alamo's median sale price hit $2.8M in November 2025, up 12.4% year over year according to Redfin. By February 2026, Movoto reported it climbed to $2,995,000. Days on market averaged 27 days in November, then stretched to 50 days in February.

Alamo operates differently than Danville. Higher price point. Larger homes. Wealthier buyer pool. When rates move or the stock market wobbles, Alamo feels it because the buyers are more rate sensitive and stock sensitive.

Sales volume in Alamo was 32 homes in February 2026, up from 31 in February 2025. Prices are up double digits year over year. The market is slower, but it's not stopped.

What This Data Actually Means for Sellers

We're in a transitional market, not a crisis. Prices haven't crashed. Demand hasn't disappeared. But conditions changed from 2021 and 2022 when any house at any price got multiple offers.

Buyers are pickier. They have more time to think. They're negotiating more. Days on market increased across both cities, which means homes aren't flying off the market the way they were.

Volume is down in Danville, which could signal sellers waiting for better conditions or buyers being more cautious. Either way, fewer transactions means less competition for well priced homes.

Spring Timing Still Matters

Historically, late April through early June is the strongest selling window. Buyer demand peaks. Families make moving decisions before the school year ends.

If you list in the next few weeks, you hit that spring window. If you wait until fall, you're selling into a seasonally slower period when buyers are distracted by back to school and holidays.

Turnkey Homes Win in This Market

In both Danville and Alamo, updated homes in good condition sell faster. Zillow shows Danville homes going pending in around 12 days, while Redfin shows 14 days average. The difference often comes down to condition and pricing.

Homes needing updates, deferred maintenance, or cosmetic work take longer in this more selective environment. Buyers have time to be picky, so presentation matters more than it did two years ago.

So Is Now a Good Time?

It's a good time if your home is well prepared, you're pricing based on current 2026 comps, and you understand you're selling into a more balanced market than 2021 or 2022.

It's not a good time if you're expecting bidding wars on every house, or if you're not willing to invest in preparation and staging to compete.

The spring window is open right now. Prices are stable. Days on market are reasonable. Volume is down, which means less competition for well positioned homes.
