Homes in the area are staying on the market longer, selling after an average of 42 days, a significant increase from 19 days last year. The number of homes sold also dropped, with 17 homes sold this September, down from 21 a year ago. Despite the overall price drop, the median price per square foot increased by 1.1%, now reaching $800. This suggests that while overall market activity has slowed, demand for premium properties or smaller, higher-value homes remains strong, keeping the price per square foot on an upward trend.
Lafayette’s real estate market is fast-paced and highly competitive. Homes are snapped up quickly, with many selling within just 14 days. Buyers often find themselves in bidding wars, with multiple offers coming in, some even waiving contingencies to strengthen their position. The average home goes for about 2% above the listing price and is under contract in roughly two weeks. For especially sought-after properties, the race is even quicker—these "hot" homes can sell for up to 7% above the asking price and go pending in as little as 9 days, leaving little room for hesitation.
Nationwide, 3% of homebuyers are looking to relocate to Lafayette from other metropolitan areas. Among these interested buyers, those from Honolulu show the most interest in moving to Lafayette, followed by homebuyers from New York and Pensacola. This reflects Lafayette’s appeal to out-of-state buyers, likely drawn to its strong community atmosphere, desirable location, and proximity to the Bay Area.
